    Job Title: Building Superintendent

    Job location: 870 East 162nd Street, Bronx, NY

    Department: SP-SRO, Supportive Housing, single room occupancy

    FLSA : Non-Exempt

    Reports to: Program Director and Director of Property Management and Development

    Hours: 35 hours per week – in person

    Program hours: Generally, 8:00 AM to 4:00 PM Monday to Friday, but the position requires availability 24 hours per day, seven days a week to respond to emergency situations, weather related events and or incidents.

    Salary: $26.90 per hour, annualized at $49,000, with a comprehensive benefits package and a one-bedroom apartment provided, all contingent upon continued employment.

    Program Description:

    Geel East 162nd Street HDFC, AKA Archie’s Place, is a six story, elevated building located in Community Board 2 in the Longwood section of the Bronx, New York. The property is conveniently located to public transportation; IRT numbers 2 and 5 subway lines and the numbers 4, 4A, 6, and 17 bus lines. The single site property is comprised of seventy (70) studio units and a one-bedroom unit for the Building Superintendent. The building is totally handicap accessible. In addition to the residential areas, the facility has a multi-purpose room (meetings, recreation, and dining); small community kitchen; laundry room; and social service staff offices. On the first floor there are the administrative offices, conference room, waiting area, security/reception office, and access to the patio, athletic court, and garden in the rear. The property has 24/7 on site security.

    Essential Job Responsibilities and Role of the Building Superintendent

    The Building Superintendent is responsible for overseeing all aspects of building maintenance, safety and systems operations. This includes the following responsibilities:

    • Perform regular inspections of the building and grounds to identify and address maintenance and safety issues.
    • Coordinate and oversee repairs and maintenance tasks, including plumbing, electrical, and general building upkeep.
    • Respond to residents and staff inquiries, requests, and emergencies promptly and professionally.
    • Conduct move-in and move-out inspections, as well as apartment turnover preparations.
    • Collaborate with support staff to ensure the overall well-being and satisfaction of residents.
    • Required to reside in the designated apartment within the building.

    Qualifications and Requirements

    • Education: High school diploma or equivalent (related certifications and or training are a plus).
    • Experience: 7 years of previous experience in building maintenance, property management, or a related field; strong knowledge of building systems and maintenance best practices.

    Physical Requirements

    • Must be able to access apartments above first floor with or without elevator access.
    • Ability to lift carry, push, and pull heavy material, typically up to 50 lbs, such as tools, equipment, and maintenance supplies.
    • Ability to use hand and power tools, perform small repairs, and operate maintenance equipment with precision
    • Sufficient vision and hearing acuity to identify maintenance needs, troubleshoot issues, and ensure safety compliance.
