    About the Position:

    Civic Builders is currently seeking an Asset Manager, Portfolio and Lending, to support our growing portfolio of charter school facilities & loans. Reporting to the VP of Portfolio Management, the Asset Manager will manage a portfolio of charter school loans. The position requires strong financial acumen, project management skills and plays a critical role in monitoring the financial health of our school borrowers, ensuring regulatory compliance and maintaining strong relationships with the schools and key stakeholders.

    Responsibilities:

    The responsibilities of the position include charter school financial reporting; loan covenant compliance; onboarding new schools into the portfolio and maintaining ongoing relationships; reviewing and processing construction draw requests and monitoring project and budget to completion; reviewing loan agreements; collecting, reviewing and analyzing school data including financial statements, budgets, enrollment, impact metrics, insurance coverage, academic performance and growth measures.

    Portfolio Management and Reporting:

    • Monitor and evaluate a portfolio of loans, tracking financial performance and impact metrics; ensuring all reporting and financial requirements are met such as receipt of financial statements, covenant compliance certificates, enrollment reporting, charter renewals and insurance coverage renewals.
    • Analyze borrower financial statements and assess loan performance against underwriting assumptions identifying any issues or risks that may impact repayment.
    • Support loan closings, reviewing loan documents for consistency with approvals and required covenants and reporting, coordinate insurance review, and closing disbursement.
    • Review and approve disbursement requests.
    • Review and analyze all required reporting from borrowers.
    • Prepare amendment memos for any loan modifications, extensions, waivers and risk rating adjustments.
    • Prepare periodic portfolio monitoring reports, covenant calculations and risk rating analysis.
    • Identify, prioritize, and engage in problem solving including defaults and elevate as necessary if work-outs are needed. Collaborate with internal teams, other lenders, borrowers and other stakeholders on work outs.
    • Complete annual reviews of portfolio schools including financials, loan covenants and academic results.
    • Prepare outgoing reporting to various lenders, funders, and governmental agencies.

    Data and Compliance System Management:

    • Maintain the compliance reporting system called Epicenter used by charter schools.
    • Maintain Excel based compliance trackers.
    • Maintain updates to the Salesforce system.

    Stakeholder Engagement:

    • Hold ongoing monitoring status updates calls with charter school leadership, lenders and other stakeholders.
    • Establish and maintain strong and positive long term working relationships with charter school borrowers.
    • Prepare and present portfolio performance materials at internal meetings and for stakeholders.

    Loan Closings through Maturity:

    • Perform Asset Manager functions as part of loan transactional underwriting and closing processes working with lenders and accounting teams.
    • Perform Asset Manager functions from closing through facility construction to maturity of loan.

    Professional Development & Special Projects:

    • Participate in networking opportunities.
    • Participate in training to enhance knowledge of community development finance and the charter school sector.
    • Contribute to internal process improvements and strategic initiatives aligned with Civic Builder’s mission.

    Qualifications:

    • Bachelor’s degree required
    • 5-7 years of relevant experience, ideally within the sectors of real estate finance, non-profit lending, or real estate development. Government, tax credit or other special funding program experience a plus
    • Self-starter with the ability to take the initiative, problem solve, and drive resolutions
    • Work collaboratively with numerous teams both internal and external
    • Prioritize and manage competing priorities under tight deadlines
    • Familiar with charter school financial statements and annual audits
    • Strong financial skills, able to calculate financial compliance ratios
    • Attention to detail and a high level of accuracy
    • Proficient in Excel
    • Excellent written and verbal communication skills
    • Experience in the charter school education sector a plus

    • Civic Builders offers a competitive salary commensurate with relevant work experience, and may be adjusted for cost of living based on location. The salary range for this role is $105,000 - $118,000. Actual salaries may be based on several factors including, but not limited to, a candidate's skill set, experience, education, work location and other qualifications.
