    About the Position:

    Civic Builders is seeking a Real Estate Investment Associate to support our rapidly growing real estate development pipeline. This role is ideal for a strategic and analytical professional with a passion for innovation and a strong understanding of real estate markets.

    Reporting to the Vice President of Real Estate, the Real Estate Investment Associate will analyze complex real estate investment opportunities, support project financing and underwriting efforts, and help optimize Civic Builders’ portfolio to maximize community impact. The ideal candidate will leverage their expertise in financial modeling and data analytics to drive informed decision-making for charter school development projects.

    Responsibilities:

    • Analyze real estate development opportunities, providing detailed insights into market trends and project financial feasibility.
    • Support underwriting efforts for potential acquisition and development opportunities.
    • Assist with project financing and refinancing activities.
    • Conduct operator/client credit analyses and review budgets and financial statements at both the portfolio and property levels.
    • Perform property valuations and appraisals.
    • Structure equity and debt investments creatively to optimize risk-adjusted returns.
    • Review legal documents, conduct due diligence, and coordinate closing processes for real estate transactions.
    • Draft investment memoranda and prepare supporting materials for internal review by senior leadership.
    • Maintain and update internal databases for acquisitions and property operations.
    • Support special projects as assigned.
    • Occasional travel, including overnight trips, may be required.

    Qualifications:

    • Bachelor’s degree in finance, real estate development, real estate finance, or a related field.
    • A minimum of two (2) years of analytical experience in lending, investment banking, real estate investment, or asset management.
    • Strong proficiency in MS Excel, including financial modeling skills.
    • Exceptional analytical and organizational skills, with the ability to manage multiple priorities effectively.
    • Solid knowledge of real estate transactions, market analysis, and financial reporting.

    Work Environment, Compensation and Benefits:

    • Civic is located in New York City and has a hybrid, collaborative work environment. Local team members, and the Real Estate Investment Associate, will work at least two days (Tuesdays and Wednesdays) in our NYC office with telework the rest of the week.
    • Civic offers a competitive salary commensurate with relevant work experience, and may be adjusted for cost of living based on location. The salary range for this role is $80,000 - $90,000.
