    Description

    New Destiny’s mission is to end the cycle of domestic violence and homelessness for low-income families and individuals by developing and connecting them to safe, permanent, affordable housing and services. To achieve its mission, New Destiny builds and manages housing with on-site services; offers innovative programs that assist survivors in finding and retaining affordable housing; and works to expand access to permanent housing resources for survivors. New Destiny is the largest provider of supportive housing for domestic violence survivors in New York and is a leading advocate in the effort to obtain the resources needed to end family homelessness in New York City.

    New Destiny is seeking a detail-oriented, experienced, and responsible Project Accountant – Payment & Budget Specialist to join the Finance and Administration Department. This role involves working closely with the Property Management Department and Housing Development & Asset Management Department to manage all cash disbursements and operational costs across buildings under New Destiny’s management, including its Low-Income Housing Tax Credit (LIHTC) properties. The Payment & Budget Specialist will be responsible for all buildings’ cash disbursements & operational costs budgeting, including entering invoices and making payments, analyzing and recording mortgage escrow and reserve accounts, performing bank reconciliations, annual budgeting, and vendor management. This position reports directly to the Controller and has the following responsibilities:

    Duties and Responsibilities

    Cash disbursement

    • Review payment applications, obtain management approval per NDHC’s policy, and make payments via check, ACH, or wire transfer
    • Organize invoices and vendor information, including W-9 forms, and ensure the information is audit-ready quarterly
    • Prepare and file 1099 forms

    Cash & Reserve

    • Make monthly/quarterly deposits into reserve accounts from operating accounts to ensure they are sufficiently funded
    • Perform monthly bank reconciliations and investigate any long outstanding items as needed, including operating accounts and tenants’ security deposit accounts

    Fixed Assets

    • Identify capitalized items per NDHC’s capitalization policy, obtain information from the property management team, and add the item into fixed assets list in Rent Manager quarterly
    • Perform a roll-forward quarterly and ensure the depreciation expenses and accumulated depreciation are recorded properly in the Rent Manager system
    • Inquire with the property management team regarding any fixed assets disposal/retirement on semi- annual basis and adjust the fixed assets list accordingly

    Mortgage

    • Make monthly payments as required by the loan agreements and record interest and principal repayments
    • Perform a roll-forward quarterly and ensure interest expenses and accrued interest are properly recorded

    Budgeting & Reporting

    • Obtain information from the property management and real estate team and perform annual expense forecasting
    • Perform quarterly actual vs budget expense fluctuation analysis and present the findings to the management
    • Generate monthly balance sheets, actual vs budget PTD and YTD comparison, trial balances, general ledgers, Accounts Payable aging reports, and bank reconciliations and present them to management

    Annual Audits

    • Provide requested information to auditors regarding the cash disbursement cycle, fixed assets, mortgage, etc.
    • Assist Controller in reconciling due to/due from accounts as requested
    • Perform accruals on a semi-annual basis for fuel, utilities, water & sewage, front door monitor, monitoring fee, accounting fee, etc. as instructed by the Controller
    • Assist the CFO and Controller as needed during partnerships’ audits and consolidated audits
    • Other tasks assigned by the CFO or Controller

    Qualifications

    • Bachelor’s or master’s degree in accounting, finance, or related degree required, CPA preferred
    • Minimum 3 years progressive accounting experience required with at least 2 years in accounts payable or similar positions preferred
    • Experience in the property management / real estate industry, particularly in multi-family and affordable housing experience strongly preferred
    • Experience working with property management and bookkeeping software preferred, such as Rent Manager, Buildium, Yardi Breeze, Fund EZ, and QuickBooks
    • Experience in budgeting and fluctuation analysis preferred
    • Experience working with auditors to prepare year-end reporting package and supporting documentation preferred
    • Proficiency in Excel and other MS Suite programs, particularly large data sorting, grouping, and filtering strongly preferred
    • Demonstrate strong written and verbal communication skills, adept at prioritizing and managing multiple tasks with time-sensitive deadlines required
    • Detail-oriented, organized, self-motivated, and problem-solving individual with professional curiosity

    Compensation/Benefits

    $73K - $78K per year with competitive benefits and a hybrid work schedule. This full-time position has a benefits package including medical, dental, vision, short disability, PTO paid holidays, and 401(k). EOE

    Level of Language Proficiency
