    Mission

    Richmond LAND’s mission is to build grassroots power for resident-driven and community-controlled land-use through community organizing, land acquisition, development, and stewardship of land and affordable housing for long-term community benefit.

    Summary

    The Real Estate Manager (REM) is responsible for overseeing the management and growth of the community land trust real estate projects, from acquisition to community stewardship. The REM will oversee the creation of a transformative real estate pipeline, community-controlled development projects, and the identification of mission aligned real estate acquisition opportunities. The REM will be responsible for the beginning-to-end creation of new single-family, multi-family, and mixed-use community development projects including stewarding the properties, providing program oversight of all real estate transactions, managing acquisition/rehabilitation and new construction projects, rent-to-own programs, and shared-equity ownership. The REM ensures that our real estate activity, community development projects, and neighborhood stabilization efforts are executed with a high level of care.

    The REM will support the Executive Director in carrying out decision-making, general office support and key administrative responsibilities.

    Key Responsibilities and Results to be Achieved

    Real Estate Practitioner and Project Delivery

    • Ensure regular upkeep of organizational systems, drives/folders, and additional responsibilities and tasks across programs, softwares, and platforms
    • Collaborate with the staff and board to identify areas of organizational development; recommend goals, objectives and action plans
    • Incorporate teaching, learning, and reflection into the regular practice and structure of meetings and organizational activity.
    • Implement real estate project management processes and systems that will lead to effective internal and external communication, outreach, and decision making.
    • Support and manage Intake Process for potential projects, including receiving, tracking, and responding to project inquiries as needed
    • Identify and identify household income certification requirements
    • Implement plan to obtain income certifications in collaboration with the Community Engagement Manager
    • Develop and draft project marketing plans in collaboration with the Community Engagement Manager to market affordable housing opportunities to low-income households
    • Support Richmond LAND members with developing property management and asset management infrastructure
    • Oversee all real estate transactions while working collaboratively to upskill Richmond LAND members and staff
    • Prepare financial analysis and proforma for preservation, commercial, and mixed-use projects
    • Apply for public, private, and philanthropic project funding opportunities
    • In partnership with the Executive Director, review and negotiate development and operating terms with selling entities, co-developers, financial partners, and other parties.
    • Oversee project design and supervise preparation of project plans and specifications to ensure that they align with Richmond LAND’s values
    • Support risk analysis, and decision making matrices to help determine next steps with desired projects.
    • Negotiate contracts, secure construction services and hold relationships with financial and legal consultants, develop ramp up to stewardship plan.
    • Ensure monitoring, compliance, and quality control in the rollout of real estate acquisition, development, and stewardship programs
    • Coordinate with financial consultants to present annual financial reports of each property
    • Conduct financial analysis and provide recommendations at both the property level and overall for the organization
    • Manage real estate program operations, establish best practices for real estate and stewardship activity, and support fundraising efforts to sustain those efforts over time.

    Resident Education

    • Provide technical expertise to support residents and other members in affordable housing training, project and site design, home-ownership preparation, and the details of the real estate, lending, and community development process.
    • Collaborate on developing strategies to draw down the knowledge of the affordable housing industry, its constraints, government restrictions and legal parameters related to stabilization and revitalization to a wide range of external stakeholders.
    • Engage with residents seeking housing tenure, community-sourced investment opportunities, and lessee membership within Richmond LAND.

    Field Building & Leadership

    • Represent Richmond LAND’s mission, vision, and values to the broader public, and interface with a range of community stakeholders, intermediaries, government officials, and community-based organizational leaders to represent the interests of our base and the organization's points of unity.
    • Support Executive Director in resource mobilization for Richmond LAND by leading in funders briefings, crowdfunding initiatives, and other capital raises to secure resources.

    Minimum qualifications

    • Commitment to the organization’s mission and vision
    • Personal connection and lived experience in Richmond or West Contra Costa is strongly desired, but a deep commitment to empowering Richmond/West County residents to lead the transformation for community-controlled land-use, housing, and real estate development is a must
    • Ability to adjust schedule for evening and weekend activity as needed
    • Familiarity with popular platforms such as; gmail suite, zoom, social media accounts, asana, mailchimp etc

    RichmondLAND offers a comprehensive benefits package including covering the cost of 90% medical coverage, dental, and vision. Employees receive two weeks of PTO, paid holidays, in addition to the last week of the year off.
